The Ritz-Carlton Paradise Valley Is Headed for a Sale, Not an Opening. Here's the Calendar.

"The long-awaited Ritz-Carlton Paradise Valley resort could open in late fall of 2025 or early spring 2026, the developer said." That was the Arizona Republic in March 2025, under the headline "Opening soon."

Both of those seasons have passed, and nobody has named a new one. Court papers filed in mid-October 2026 set out a different plan for the corner of Scottsdale Road and Indian Bend Road. The hotel will be sold, and its opening date will be set by whoever buys it. That buyer won't exist on paper until 2027.

How "Final Phase" Became a Sale

The developer, Five Star Development, filed for Chapter 11 on November 4, 2025. At the time, its announcement said hotel construction was in its "final phase" and described the filing as a way to finish the project.

The company's own court declaration, filed the next day, gave more detail. It said work had been mostly or entirely stalled since early 2025, and that interior finishes on the hotel had not started yet. They would begin once the court approved them. So a project described as nearly done still had its rooms unfinished inside.

The October 2026 filings take finishing the project off the table. The disclosure statement filed October 14 lays out a liquidating plan. A Plan Trust would take over the developer's assets, with Lance Miller as the first trustee. Those assets include the undeveloped land, the unsold villas, and whatever money the hotel sale brings in. After the court confirms the plan, the hotel and its furniture, fixtures and equipment would be marketed and sold free and clear of liens. The trust would then pay creditors and investors from the proceeds in a set order.

The case is in the U.S. Bankruptcy Court for the Southern District of Texas in Houston, before Judge Alfredo R. Pérez. Decisions about a landmark on the Paradise Valley and Scottsdale line will be made about 1,000 miles away.

Buyers Have Already Made Offers

Five days later, the debtors filed a motion for the sale process. It shows that interest in the hotel goes well beyond the developer and its lender. JLL started marketing the hotel on April 15, 2026, and has since contacted 137 potential investors and received bids from ten of them. The motion says negotiations are still going and that several investors want to be the stalking horse, the opening bidder whose offer sets the floor for an auction.

The parent company's existing equity holders have their own option to buy. They could purchase the hotel, its equipment and the undeveloped land for no less than $570 million in cash, plus certain adjustments and claims. The lender, RC PV Lender I, LLC, which the filings call "Madison," held liens on every one of these properties when the case was filed.

Ten bids in about six months of marketing show that buyers see value in this corner. The motion doesn't name any of the bidders, and it gives no opening date for the resort.

The Dates to Watch Between Now and Spring

The proposed schedule runs on prevailing Central Time, and the motion lists every deadline. The hearing and objection dates come from the disclosure statement.

  1. December 4, 2026. Last day to file a written objection to the plan.
  2. December 15, 2026, 1 p.m. Central. Combined hearing on confirming the plan. The court can postpone it without further notice.
  3. January 8, 2027. Deadline for the equity holders' purchase option.
  4. January 15, 2027. Deadline to name any stalking horse bidder. The debtors must also say by then whether the undeveloped land is part of the sale.
  5. February 23, 2027. Deadline for qualified bids.
  6. February 26, 2027, 10 a.m. Auction, if two or more qualified bids come in.
  7. Week of March 15, 2027. Sale hearing, depending on the court's calendar.
  8. No later than April 30, 2027. Sale closes.

The April 30 deadline isn't final. A footnote in the motion lets the debtors extend it twice, by six months each time, just by filing a notice with the court. Both extensions would push the closing to April 30, 2028.

Anyone with a claim or ownership stake in the case should talk to their own attorney about these deadlines. This post is general information, not legal or financial advice.

What Is Already on the Corner

The disclosure statement describes the project as a 122-acre development on the border of Paradise Valley and Scottsdale. It would be the first in the U.S. to combine a newly built Ritz-Carlton resort, Ritz-Carlton-branded homes, and a retail district in one walkable plan. Each part is at a very different stage.

Component As planned Status in the October 2026 filing
The Ritz-Carlton, Paradise Valley resort 215 rooms, a 16,000-square-foot spa, a 400-foot pool, more than 80,000 square feet of outdoor event space To be sold. The Ritz-Carlton Hotel Company, a Marriott subsidiary, would run it "once operational"
Ritz-Carlton Villas 80 homes The "vast majority" are occupied
Estate Homes 32 private homes Several are occupied, under construction or under contract
The Palmeraie A 29-acre district with about 160,000 square feet of retail, dining and experiences Fully entitled, still described as "planned"

The homes are furthest along. That's partly due to a court ruling in December 2025. The Arizona Republic reported that the bankruptcy judge allowed villa sales to go ahead without interference from lienholders. The liens attach to the sale proceeds instead of the villas, so buyers get clean, insurable titles. So people already live in homes built to connect directly to a hotel and a shopping district, neither of which has opened.

The two restaurant names that once made the Palmeraie a dining story are still only plans. In its November 2025 declaration, Five Star listed Mott 32 and Carbone as planned hotel restaurants. A new owner can choose its own restaurants. Neither name has been confirmed for an opening.

Why the Buyer Sets the Next Opening Date

Everything before October 2026 assumed the developer would finish the hotel. Under the new plan, the developer's role ends with the sale. Whoever closes on the hotel inherits a building with unfinished interiors, an agreement with Marriott for Ritz-Carlton to run it, and neighbors already living in the villas. The buyer will also get the 29 acres of Palmeraie land if the debtors include it by the January 15 deadline. Nobody can give a realistic opening date until that buyer has looked at the property and planned the rest of the construction.

That matters well beyond the fence line. In a February 2025 Paradise Valley Independent opinion piece, Councilmember Anna Thomasson wrote that tourism funded 40% of Town operations. She cited $6.6 million in occupancy tax and $15.7 million in retail and hospitality tax for the fiscal year ending June 30, 2024. She expected resort tax revenue to grow further once the Ritz-Carlton opened. The town has been counting on that growth since before the "opening soon" headline, and its timing now depends on how the sale goes.

For anyone who drives Scottsdale Road past the unfinished buildings, the next real date is the December 15 hearing in Houston. The earliest the hotel can change hands is the week of March 15, 2027, and the closing deadline is April 30, 2027.
